A G+2 or G+3 residential project involves far more than structural execution. The strongest results come from coordinating architecture, structure, MEP, finishes and interiors as one connected delivery process.

Planning and approvals

The process begins with site requirements, family needs, local regulations, access, parking, circulation and future flexibility. Architectural planning should be resolved before structural and service layouts progress too far.

Structural design and execution

Foundation, columns, beams, slabs and staircase construction must follow coordinated structural drawings and site quality procedures. Changes to openings or room layouts after structural work begins should be avoided wherever possible.

MEP should be integrated with the building

Electrical, plumbing, drainage, water storage, air-conditioning and other services need to be considered alongside the architectural plan. Early coordination prevents clashes and reduces surface conduits or unnecessary rework later.

Finishes require sequencing

Plastering, waterproofing, flooring, ceilings, joinery and painting are interdependent activities. A realistic programme should account for curing, testing, drying and material lead times rather than compressing every trade into the same period.

Interiors are easier when planned early

Kitchen layouts, wardrobes, TV walls, lighting and furniture affect electrical points, plumbing locations and wall preparation. Coordinating these items during construction produces a cleaner finished result.

Handover is a process, not a single day

Testing, snagging, rectification, cleaning, documentation and client walkthroughs should happen before final handover. This is where small execution issues are identified and closed properly.
